I could write paragraphs of nice things about Mike as a person but these are the three things about Mike as a realtor that mattered most when it came to finding a house we loved and getting an accepted offer: (1) availability, (2) market knowledge, and (3) his background in construction.
Things move really fast so having an agent who is available and responsive is essential. Mike answered all of our emails and texts within minutes. At night, on a weekend, didn’t matter, Mike would respond right away. He wrote an offer letter for us on a Sunday night of a long weekend. Even after our offer was accepted and Mike’s work was mostly done he was always available to answer our questions and help us through the process: the inspection, final walkthrough, even financing and closing; Mike helped us out.
One of the first things that Mike told us when we started looking at houses was that the asking price on a house doesn’t mean anything. He was 100% correct. The price of homes is changing so rapidly right now that it’s almost impossible to predict what a house will sell for… that is unless you grew up in the area and have been in real estate for decades in that same area like Mike has. He was spot on estimating what a house would sell for after spending 15 minutes in it. This was incredibly important when deciding on what to offer, and what the maximum offer would be that wasn’t grossly overpaying for a house.
Lastly, he has a background in construction that becomes very apparent when you get into the guts of a house. Think attic or basement, not the glamorous parts that you can just paint over but the bones of the house. Mike was able to diagnose if there were any significant problems with the construction, wiring, plumbing, heating, etc that would come with a large bill sometime down the line. Many offers these days have inspections for informational purposes only or waive them altogether. Having Mike be able to do a quick assessment of the house made us feel a lot more comfortable with an inspection for our information only. And guess what, he was spot on again. The few major things that the inspector found Mike had already warned us about.
